I am seeking legal advice on the tenancy issue.

House on rent for the purpose of supporting education

I am seeking legal advice on the tenancy issue. Actually, I took a house on rent for the purpose of supporting the education of my children. I entered into an agreement in the 2nd week of March whereas I verbally kept the landlord informed that I will be able to move into the house only in March end or the 1st week of April as the new session was to commence from April only. But in the meantime lockdown was announced and I could not move in into the house at all.Seeking a Legal Advice on tenancy issue | Best Lawyers in Chennai
Now after lockdown getting further extended & looming uncertainty over School opening, I spoke to my landlord on 25th April and conveyed things requesting him that though I have yet to move into your house, I am willing to pay for Mar & Apr otherwise I an vacating the house with immediate effect. On this the landlord is insisting me on two months notice period due in June last and trying to extort 4 months rent when I have not been able to move in at all but unfortunately taken the key.

Under this condition can you please suggest to me some legal way solution to the problem.
